Project Update – Feb 2024

Insha’Allah you are doing well. As stewards of our ongoing building project, we believe it’s important to keep you updated on our progress and any challenges we encounter along the way.

Initially, our timeline aimed for construction approval by January 30th. Regrettably, unforeseen circumstances have led to a delay. We’re keen to provide you with a thorough update on our current status. We would like to furnish you with a comprehensive update on our present status.

During our interactions with the City of Maryland Heights and MSD late last year, it came to our attention that rainwater from Dorsett Road drains onto our land, and there’s a pipe running across the property that diverts this water to Warnen Road. Interestingly, this pipe wasn’t documented in any surveys or records maintained by the city or MSD. Their knowledge of it was confined to MSD’s internal emails.

Given our plans for development on this land, MSD identified the need to rectify past oversights by constructing two sizable detention basins, one at each end of the site. Naturally, these basins encroached upon our original building plans. However, after careful negotiation and collaboration, we’re nearing a compromise on this. Our Civil architect has submitted revised plans to MSD, which we believe will be accepted, thus clearing this significant hurdle.

Upon receiving the green signal from MSD, we anticipate swift progress. Within 30 days of approval, we aim to finalize Construction, Structural, and MEP drawings and submit the comprehensive package for approval from the city.

Update from Milad un-Nabi – October 2023

Opening Comments

I’d like to provide you with an update on our upcoming building project. Currently, we are working on our architectural drawings, while the structural, civil, are around 75% complete, our mechanical, electrical, and plumbing drawings will start after the structural drawings are complete and we anticipate a two week runway for them. Our civil drawings are nearly 80% complete, they have to go first in talks with the city since they focus on aspects like the retention basin and water drainage.

Pledge from the Haram of Hazrat Abbas(AS)

The Office of the Haram of Hazrat Abbas(AS) is very excited about our plans to construct the new center and they have plans to send us a sacred artifact from the Rauza itself to be included in the construction of the new center.

Site Plan

Regarding our site plan, we’ve simplified matters by combining the two plots of land into one at 11480 Dorsett Rd. The main building has been oriented towards the Qibla, with the initial phase’s parking lot on the right and future developments on the left, including a gym and a funeral home. The new dining room will be positioned in the back.

Building Layout

Our building’s interior will feature a main prayer hall, a multipurpose room, classrooms, a ladies and children’s room, and a collapsible wall system to create flexible event spaces. We’ll also have a spacious kitchen, restrooms, and a social hall near the entrance.

We’re also excited about the planned dome, which will enhance the beauty of our building both inside and outside.

Building Specifications

The total area of the building, as per our architectural drawings, is approximately 10,165 sq. ft., with 96 parking spaces. The main prayer hall covers over 2,000 sq. ft., and the multipurpose room is about 1,260 sq. ft. The ladies and children’s area is a generous 912 sq. ft., designed to accommodate various activities.
